Today we’re talking about free graphics for your website and/or blog.  Simple, to the point, and quite helpful! Image theft is far too prevalent in this industry! Snagging pictures you find on other websites seems to happen with impunity, regardless of the fact that most graphics are protected and licensed. (Paid for by the user)

This means that unless the image is yours, or you paid for its use, chances are you don’t have the rights to use this picture on your own site. Many vendors are cracking down on this practice, and there’s really no need to be “slick” when there are plenty of free resources out there for you to use. Free Mortgage Marketing Instruction

Before I dive into today’s blog, I wanted to point out that I have a brand spanking new website design here… You like it? I’m very pleased, but we’re not done yet with the switch-over, so please be aware that the commenting feature is not active yet, and the sidebars are not complete.

We’ll have them ready to rock though within the next 24 – 48 hours. Now, with that in mind, I’m doing all I can to prepare for another furious round of “Pre-Training” videos” and content on this blog! These videos will pick up where the first series left off. So expect plenty of online marketing content and education beginning on Monday of next week. Here’s what we’ll be covering:

Mortgage Marketing – You’re Fired!

Let me ask you a hypothetical question. If you hired a sales person to help you boost business, you gave him/her a quota, and he/she rarely if ever hit that quota, what would you do? Would you keep this person around? Would you give this person a second chance, a third chance, a fourth chance only to watch your sales remain disappointingly static? What if you then invested more money in this individual for additional training, reasoning that maybe a little push in the right direction would help?

Nada… No positive return on investment!

How long would it take before you just cut your losses and got rid of this under-performing sales person? Chances are you wouldn’t wait long, especially if you were paying a salary. I’ve had to get rid of under-performers time and again, and let me tell you it isn’t something I’ve relished doing. But this is business right? You cannot keep throwing money at a person who is not meeting his/her minimum requirements! Now it’s time to flip this conversation onto its ear.

Do you apply the same standards to your marketing efforts? When I walk into a room full of loan officers and ask: “How many of you are unhappy with your income”" – Nearly every hand in the room goes up. When I probe further and ask: “How many of you realize your current marketing efforts are not bringing in nearly enough leads for you to close more loans?” – Once again, 90 – 95% of the hands go up…

Now for the confusing part? When I ask: “How many of you are using the same marketing strategies today as you were 6 months ago? 12 months? 24…”  If you watch closely, about 75% of the hands remain raised, and when I count up to 12 months and 24 months, some hands will go down, but you’ll notice a lot of the audience will keep their hands half-raised, looking around to see who else has lowered their hands. I laugh inwardly when I see the sheepish look on the faces in the crowd, because I know exactly what’s going on, and I know the feeling.

Come on guys, you can’t fool me, I know that there are many more in the crowd still using the same old techniques they’ve used since day number 1, but they’re just not wanting to embarrass themselves and admit it to the crowd! I can laugh at the situation, because I’ve lived it. I used to sell commercial grade phone systems, KSU’s, and even PBX units door to door. Most unpleasant job I ever had, and it was my first experience to outside sales. Yet Iw as locked into a loop of using the same old ineffective marketing strategy over and over and over again, despite the fact I could barely meet my quota each month.

To put it bluntly I hated it, but I really didn’t know what else to do. Even though that was a very long time ago, I can still remember attending seminars and district sales training events and sitting in the crowd feeling like I was the only one who was feeling like giving up, and trying my best to blend in. But looking back on those early days of my sales career, I cannot help but wonder why I didn’t do the one thing that could have saved me tons of wasted effort, frustration, and tiny pay-checks: FIRE MY MARKETING!

That’s right, if it didn’t work 2 years ago, 1 year ago, and 6 months ago, then what are the chances it’s going to suddenly start working now? Stop banging your head against the wall expecting the traditional marketing techniques to “Start working again” in this rapidly changing market. It’s better to “fire” your current marketing efforts, just as you would a non-performing employee who has proven over time to not pull his or her own weight.

Which reminds me, that we’re jumping right back into the mix for another round of 5 days of online marketing instruction for 100 loan officers.

As I bid you good morning, I’m sitting here with a stack of names, emails, and about 29 voicemails to return. If there’s one thing I can say with absolutely no reservation, it’s that the Loan Officer Project created activity…Lot’s of it!

With more than 9,000 new visitors in 1 week (Doesn’t include return visitors) and over 23,000 video views, there’s a lot to be said for using the web as a marketing tool. My primary goal during this 5 day event was to raise awarenes, and establish credibility. Credibility for the idea that the web can and should be used as a means of generating business. Have a look:

While all the swf video files were part of the 5 day training, the flash video files that the top arrow is pointing at managed to get close to 24,000 views within 2 weeks. That’s a lot of activity, and a lot of new loan officers exposed to the ideas and message we wanted to convey.

Can you see why the web is so powerful? Can you also see how providing usable information is a great way to erode the barriers of sales resistance that stand in your way of getting more laons from real estate agents?

Our final tally for the week was 114 loan officers participated. (We squeezed in a few last minute entries)  The average call during the 5 days was around 1 hour + 25 – 30 minutes allowed for Q and A. 103 participants per call was our average, and we already have about 3 dozen participants who have identified their “Dream Team” of target real estate agents, called them, and scheduled appointments…

We have another 30 or so participants who took action and built their sites, and have begun marketing them as instructed, with many, many more on the way! I know there was a large number of participants who missed a few days of the training and are trying to get caught up now. We will leave the videos and downloadable guides on the site for you to access for the next 7 – 10 days. Feel free to login as often as you need.

So what did I learn during this process? Well, first off there were plenty of excellent and thoughtful questions from participants along the way. I’ve taken the call recordings, and sent them to a transcriptionist. This means that I’ll have a catalog of each and every question asked throughout the training, and will create a FAQ’s form to address these questions right from the get-go when we do another round of training.

That’s right. With more than 1,500 loan officers who asked to participate, we have a huge waiting list, and I intend to host another round of training… It’s only going to get better and better… Keep your eye on this blog, because some very interesting things are about to happen!
